A service built from the ground up
No matter the age of the building or property management history, we treat every client as if they were looking for a managing agent for the first time, conducting full reviews of the physical asset as well as existing services and charges. This involves knowing the lease inside out and looking into any breach risks and historic issues associated with the building or previous managing agents which we will provide a dispute resolution service for. We also ensure we know things like the age and manufacturer of water pumps and lift motors, for example, in order to put together a long-term maintenance plan.
As standard, our property managers take a proactive and preventative approach to caring for our clients and their homes, putting together tailored inspection schedules that allow us to spot any issues before they arise and minimise the risk of major maintenance projects.

We know what to do when something goes horribly wrong and attend to it immediately. This stems from our promise of putting leaseholders and residents first.
Town & City have had to deal with some extraordinary scenarios in record time, without causing any detriment to the residents affected. Like an incident in Washington, Newcastle in April 2019, where a gas explosion blew off the front of a block of flats. As this block was under Town & City’s management, the company utilised their industry contacts and great organisation skills and were able to get all 370 residents rehoused on the same day as the incident.
Making the switch is easy
In many cases, we are asked to take over managerial duties from another managing agent and making the switch is simple and stress-free. From the initial enquiry, our dedicated team will communicate with you via phone or email. Only one face-to-face meeting is required before you can join us, but we’ll also be available for more meetings should you require them. Timescales for switching over vary according to the size of the property or block and how it is currently managed, but we always set and aim to meet realistic expectations.

Understanding your needs and working towards your objectives
There is a lot to deal with when it comes to property and apartment block management. Building maintenance, communal area management, dispute handling and resolution between residents, as well as any financial or lease-related issues. Those are just a few on a very long list, so it’s easy to see why handing over to a property management company is so appealing. They have the trained and qualified staff on-hand to deal with each job or issue.
Choosing the right managing agent, however, is not as easy and we at Town & City believe commitment, compassion and communication is key. Not only do we pride ourselves on building strong relationships from the outset, but we maintain a transparent and open dialogue throughout our working partnership. When times are good, we are there, and when times are bad, we step up – and fast.
Whether you call on us to resolve common maintenance issues like communal lights not working or repainting hallways, or more severe problems like investigating breaches of lease or a gas leak, we deliver without prejudice. No job is too small, no building is neglected, no resident or leaseholder is ignored and no work unnecessarily delayed.
Our mission is to be there for leaseholders and residents whenever they need us, not whenever we are available. We do not stick to the standard 9-5 office hours and provide a flexible, reliable and responsive service, including a 24-hour emergency customer helpline that is available 365 days a year. This is in addition to appointing a dedicated and locally based property manager who will look after you, your property and your requirements.
They will ensure noticeboards get updated, and the names and numbers of key staff are put on display for easy contact, for example. They will also take care of delivering frequent and regular updates and meetings to ensure no lapses in communication and that any issues get dealt with in a timely and transparent manner.
