In a major departure from traditional property sales techniques, interior design and branding specialists Tonik this week launched its groundbreaking development concept at Cog Developments’ Hartington Place scheme in the centre of Eastbourne.
Prospective purchasers at Hartington Place will be able to buy their apartments fitted to a “shell and core” specification, allowing them completely free rein to design the interior space as they wish – from the number and sizes of bedrooms to the type of fixtures and fittings. A deposit of £10,000 will give the prospective buyer access to one of Tonik’s award-winning designers to ensure that the dream of their bespoke home is turned into reality.
Located just 100m from Eastbourne’s beachfront, with the pier, world class yacht marina and Roux Brothers beach café amongst its nearby attractions, Hartington Place typifies the new ‘urban cool’ design wave that is sweeping through this traditional seaside resort.
A redevelopment of four, Grade II listed mansion buildings built in 1864, to provide 14 dramatic, contemporary apartments, Hartington Place has been restored to enhance the buildings’ classic, Regency architecture.
As part of this, the Regency stucco frontages and decorative internal archwork have been fully refurbished. Behind the listed façade, 20ft high penthouse ceilings will create a dramatic space for the design of the apartments, all of which will have, as a minimum, balconies and terraces and energy-efficient underfloor heating.
The development has been designed to provide apartments with a starting price of £200,000. The apartments are being sold on new, 125-year leases, with a share of the freehold.
Eastbourne is town which is in the ascent. Consistently the UK’s sunniest town, it is currently being dubbed “the next Brighton”. As its transport links with London and Brighton improve, more young professionals have been attracted to it – for its unspoilt ambience and, increasingly cosmopolitan lifestyle.
Hartington Place is the third scheme of Cog Developments’ in Eastbourne.
Gary Marshall, Managing Director, Tonik, commented: “This is radical, and very exciting approach to development, which in effect, gives the purchaser a blank canvas upon which to paint their own, dream apartment”.
