People often ask me why use a chartered building surveyor? I tell them two stories:
At the end of a large renovation project, and ready to sell the property, a homeowner found the contractor hadn’t obtained Building Control Approval. Building Control requested the main structure be exposed for inspection - damaging expensive high-end finishes. However, a chartered building surveyor was appointed whose expert construction knowledge enabled him to analyse the work and demonstrate compliance without any finishes being disrupted. Retrospective consent was obtained and delays to the sale of this expensive property were minimised.
A freeholder refused permission for the installation of exposed wooden floors in a mansion block on the grounds of potential nuisance. It seemed that the only option would be to change the interior design plans; instead the appointed chartered building surveyor got to thinking of ways to counter the refusal. Using their technical knowledge a sound testing solution was proposed which actually demonstrated that the wooden floor transferred less sound than the existing carpet finish. The refusal was turned into a consent and the outcome was a happy lessee and a reassured landlord.

CHOOSING A SURVEYOR
As with any trade or profession not all surveyors are the same. Likely you’ll want a surveyor who will be proactive, act in your best interests and who has an approach that meets with yours. Some questions you might ask are:
What projects have they worked on; what was their role?
Who are their other clients – can you obtain testimonials?
How do they run projects - what systems and procedures are in place to ensure consistency of service?
