Does it look like the cleaners only ever vacuum and dust the stairways in your apartment block? It may well do, but look a little deeper and you may discover a whole lot more. Start at the front door, is it clean? The dirty finger marks from last week have gone, and the entrance steps are clean.
Look inside, there aren’t any take away food menus, or home improvement leafl ets anywhere, the skirtings are clean, and so is the floor. Switch on the lights, they all work, and the light switch is clean.You take your rubbish out to the bin area, again its tidy, no rubbish on the floor, and for a bin area it smells pleasant. And have you not noticed? But there isn’t any litter in the carpark.
On top of that the windows are cleaned, the carpets are steam cleaned, light bulbs are replaced, bulky dumped rubbish has been removed from site, and the graffiti on the side wall has vanished.
The cleaners do a whole lot more than just vacuum and dust but its never seen, and only noticed when missed.
Well that is half the story, because unfortunately the mountain of health and safety regulations that are now in place to safeguard us all, has seen the demise of the lone individual cleaner. Managing agents, and Directors of resident companies, have a duty of care to ensure that any of their suppliers or service providers, have in place all the relevant insurances, COSHH, and documentation for procedures and processes.
These requirements mean that to ensure that your property is clean, is not as easy as a vacuum and a dust, once or twice a week, or even daily, direct costs are increasing, fuel, parking and labour. Indirect costs, offi ce costs, admin, insurance and materials all continue to increase. The need for increased training of not only cleaners but also of management to ensure that they are operating to current legislation, all of these issues and operations continue unseen to ensure that the service is delivered, on behalf of the managing agent to the standard required. It is essential to ensure that you are buying the right service from the right company at the right price. It is all too easy to associate the service charge to expensive cleaners, delivering only vacuuming and dusting. Every landlord, resident, and tenant demands and deserves a quality service, and that’s what you should base your decision on when choosing your supplier, and that’s why cleaning is a whole lot more than just dusting and vacuuming.
