County Estate Management (CEM) has responded to the growing need of resident management companies to insure buildings under a competitive, tailor-made policy. CEM has partnered with Oamps Special Risks to bring an insurance solution to the residential sector.
The product has been devised for a residential estate consisting of approximately 400 units. The estate is insured for property, terrorism, liability, engineering and directors and officers liability. At this property, three out of five phases have been completed with an estimated completion date of June 2009. Gillian Lee, head of insurance at County Estate Management said: “In January 2005, the Financial Services Authority (FSA) started to regulate all insurance practices to ensure fair treatment within the market. We act as an insurance intermediary for our clients and are authorised and regulated by the FSA. This offers double protection for our leaseholders and clients as the broker has its own FSA affiliation and compliance. One of the areas we are working closely with insurers is a fast-track claims service. Damage to property caused by an insured peril can happen anytime, the main cause being water ingress. This can cause a great deal of disruption and stress. Our fast-track service paired with our good relationship with loss adjusters ensures any inconvenience is minimised and claims are processed smoothly, efficiently and swiftly.”
Through a dedicated insurance department, CEM is in a powerful position to negotiate competitive terms on all insurances due to the size of their client base. For new developments, CEM will ensure smooth hand over of insurances from developer to the residents’ company. Finally, following recent negotiations with insurance brokers, CEM is able to offer a facility to provide a high net worth contents insurance product, offering tenants a single point of contact for any claims in respect of damage to buildings or their contents.
