A new on-line service www.leaseholder support.co.uk written by surveyors and property managers has been launched by property solution providers, The Ringley Group. This one-stop-shop for self managed blocks contains information on planning budgets and reserves, and legal and valuation procedures to get out of tricky situations, such as defective or short leases or recovery of ground rent/service charge arrears.
Due to the property industry charging minimum fees for management, around £2,000 in London, leaseholders of small blocks often lose out. Leaseholder Support aims to take away the four main burdens of self-management: chasing neighbours for unpaid service charges; legal compliance; planning major works and financial administration.
Leaseholder Support acts as a safety net for blocks of flats by managing deadlines for payments, making payments by direct debit, providing financial and legal documentation and advice to recover late payments.
The Leaseholder Support service costs from £525, which includes access to support time and specialist, quality-controlled contractors as well as competitive block policy insurance.
Mary-Anne Bowring, Founding Director of The Ringley Group, said: “Leaseholders of small blocks of flats need a reliable back-up to support their strategy, financial information and professional advice when necessary. Trying to manage legal formalities, getting all the occupants to pay for repairs or maintenance on time or even telling a neighbour they can’t make an illegal alteration to their property is stressful and sometimes impossible. Leaseholder Support is a resource to facilitate making strategic decisions and eliminates the risk of key tasks not being actioned on time. Our aim is to provide the client with an affordable alternative to full support and property management.”
