Watling Real Estate has been instructed to sell a part-built residential development in the popular and historic town of Tonbridge in Kent.
It is on the former site of SOS, Tonbridge’s only nightclub in the Hub Creative Space, which also housed a gym.
Jamie Lamond and Tom Colyer in Watling Real Estate’s London office have been appointed to sell the development, which was owned by Avebury Avenue Ltd, on behalf of joint receivers Martyn Ewing and Adam Stephens of Evelyn Partners.
Offers are invited for the freehold of the 0.334 acre site at 2-12 Avebury Avenue which has planning permission for conversion to 23 apartments and a ground floor commercial unit.
The development proposal consists of a mixture of 12 one bedroom, 8 two bedroom and 3 three bedroom apartments.
There has been a more recent positive pre-app seeking to increase the development to 34 residential units, subject to planning permission.
Jamie Lamond, a director at Watling Real Estate, said: “The nightclub closed on Christmas Eve in 2017 and planning permission for conversion to apartments and a commercial unit was granted in 2019.
“Since that time, construction has started but sadly the developers were unable to complete the scheme.”
The plans provide for between 14 and 20 parking spaces, including undercroft parking.
Mr Lamond added: “This is an attractive investment opportunity in a building which curves round the corner of Avebury Avenue and River Lawn Road.
“It is just two minutes’ walk from Tonbridge High Street, and ten minutes to Tonbridge Railway Station which has frequent 40 minute train services into central London, 35 miles to the north east.”
