Nick Sanderson, CEO of retirement developer, Audley, recently spoke to delegates at the Retirement Housing conference about specification and services that cater for the different demographics of the elderly. Drawing on more than 25 years experience in the development and management of retirement properties, Audley has a reputation for taking important, listed buildings, and turning them into retirement villages. Sanderson said: “There are three distinct demographics within the over 55s: the 55-75 year olds; active over 75s, and finally frail older people with specialist provision.”
However, contrary to the beliefs of some of his peers, Sanderson stated that rather than producing three designed strategies to cater for these segments, one comprehensive offering is all that is required for all those other than any needing special care. “Integrated communities that cater for these demographics are the future for retirement housing in the UK,” he said.
“Retirement providers must offer adaptability for residents as their needs change. The service offering must be lifestyle first, to attract the younger groups, and care second with upgrade capabilities available for options such as wheelchair access, grab rails and space for carers.”
The key to the winning formula is that the company offers as much or as little help as residents want or need.
