Flat locations can be devalued by the amount of miscellaneous sale and to let boards scattered throughout the developments. One can only imagine the effect of the cornucopia of signs on potential tenants; can this really be the location, location, location when everyone appears to be going, going, gone?
As the credit crunch bites down on the mortgage system, a broader cross section of potential homeowners are forced to rent not having the means to take their first tentative steps on the property ladder. As a direct consequence of these turbulent times advertising boards, to a degree are a necessary evil as property agents vie for the attention of tenants.
Competition is strong in a market that demands quality and choice as standard. Effective marketing is very often all that stands between similar developments and many companies are seeking a different approach to promoting their properties, one that lessens the impact of signage.
One property management company, Regalty Estates, believes they have the solution to this problem, striking a blue-cross through the distress sale approach of many of their contemporaries. They have created a web page that allows agents to promote their properties without the image of mass exodus that a street decorated in signs can bring. Your Space provides a page for each estate so they can market sales and lets efficiently and conveniently online.
Mill Green Park in Congleton (see www.millgreenpark.com), has successfully adopted the new scheme enabling the development to present a professional image to potential tenants. Ann Bell, Chairman of Mill Green Park says: “We were badly managed by a well known name before Regalty Estates took over. Due to this we had a high turnover in tenants and owners. This led to an abundance of for sale and to let signs. We asked Regalty if we could stop all these signs going up and they suggested this scheme. Since this scheme was implemented signs have become a thing of the past and our homes have never looked better.”
David Renshaw, Chairman of Regency Court also echoed this sentiment. “Signs on our building not only make the place look unsightly but damage the property. Agents should take responsibility for solving these problems, and I am glad to say Regalty Estates solution has solved our problem.”
For property developers who are thinking of decorating your new development with more signs and placards than a Terminal 5 protest think of the negative effect on your potential residents, not to mention the environment.
